Ingenuity and inspiration transformed oversized and overpriced plans for this site into a clever, client-pleasing and cost-conscious build. Sitting on the edge of Lake Windermere, accessed by small, windy roads, this high-spec, heritage-style workshop was restricted by several planning and practical constraints, but the final build ticked every box.

Wareing Buildings was approached to fabricate and construct the building’s steel frame, incorporating a mezzanine floor. On inspection of the designs, however, our engineers identified a number of areas that could be improved in order to provide a better build, at lower cost, in a shorter time frame. We were asked to go ahead and redraft the plans.

Through clever engineering, we were able to raise the foundations and create a fully suspended support. This would bear the weight required and enable the desired result, while significantly reducing the size of the foundations, and minimising both cost and disruption. In a high-profile location within a national park and UNESCO World Heritage Site, noise pollution and ground vibrations during construction were a critical and challenging issue. Our solution would mitigate those factors and prove crucial for the project overall.
