Group First, a leading property, investment, design and development company, selected the area to deliver 13 high quality, diverse industrial units of small to medium sizes, to offer a variety of business premises for the region – from offices and industrial workspaces, to trade counters and retail outlets.

With an already established supply chain for its project, Group First found itself without a steel and cladding supplier. Having been impressed by a similar development at Barrow Brook in Clitheroe, at which we at Wareing Buildings were a key contractor, Group First made contact.

Simon Tickle, estimator for the project, said: “Group First wanted us to replicate what they had seen at Barrow Brook and supplied us with professional drawings to quote for the steel work and cladding required. Groundwork was already being undertaken so we knew they needed a quick turnaround. As soon as the price was agreed, we were on site.”

Split into three sections, the development consisted of a 3,875 sq ft single unit, 7,750 sq ft of space at units 2-5, while units 6-13 spanned 12,736 sq ft. All required standard steel work to erect the unit frames, and we opted to use Kingspan Composite Cladding for the roof and sides of the unit.

Overlooking a main road, the rear of the site was supported by a large retaining wall which held back a significant amount of earth and natural materials. As the cladding at the sides of the buildings needed to be horizontally and vertically laid, we had the challenge to ensure the process could be completed to its highest possible standards in such a tight area. Our experts were able to negotiate the limited space and progress through to completion on time and to the original budget.

The 13 finished units offer glass fronted façades and flexible internal workspace for future tenants – many of whom were ready to move in on completion.
